UNDERSTANDING NEW-HOME INSPECTIONS

Know what the inspection is for.

A new-home inspection is an independent visual review of the accessible parts of your property. It helps you record workmanship issues, unfinished items and visible defects clearly, before or after completion.

The New Homes Quality Board (NHQB) sets a consumer code and framework for registered developers. An independent inspection can help you understand and evidence issues you may wish to raise with your developer, but it does not replace the developer’s own process, the NHQB code, a warranty inspection or a legal survey.

What to expect

You receive a structured report with photographs and clear observations. It records what was visible on the day and gives you information you can discuss with your developer or contractor.

No inspection can identify every concealed defect or guarantee compliance. Scope, access and timing are agreed before booking.

When should I book a pre-completion inspection?

Usually when the home is substantially complete and before legal completion, subject to developer access. We will discuss timing when you enquire.

Will this inspection confirm NHQB compliance?

No. This is an independent inspection service. It does not claim NHQB or NHBC approval, certification or affiliation.

What will I receive?

A clear written report with photographic evidence and practical observations. The exact scope is agreed before the appointment.

A fuller new-build snagging inspection after completion, focused on visible defects and outstanding work.

How this is priced

Starting price for a standard 1–2 bedroom apartment. Three- and four-bedroom homes cost more because the inspection takes longer and covers more rooms and external areas.

Larger homes and tailored scope

Quote first

Homes with more rooms, complex layouts or additional requirements are priced from the floor plan and agreed scope.

What affects the quote

Property size, number of rooms, storeys, external areas, access arrangements, travel and any agreed re-inspection or additional service.
